Roofs are probably the most expensive maintenance issue in commercial property.

You should be aware that there is an engineering test to determine moisture content trapped within a roof system. Even though there are no visible leaks in a roof, this doesn't mean the roof is dry. Moisture can be trapped within the built up layers of a roof. Trapped moisture can cause considerable damage, leading to a total roof tear-off. A recovery system versus a total roof tear-off and replacement can mean "huge" savings.
Trapped moisture also greatly reduces the insulating value of a roof, therefore costing twice as much to cool the interior! A modern single story commercial building 400 X 1000 feet and 8 feet high has nearly twice as much roof area as wall area.

Considering all of the above, the cost of a roof moisture survey is minimal compared to what a saturated roof will eventually cost!!
